JOB OPENING Title : Housing Office Administrator / Inspector Location : USAG Stuttgart - Panzer Kaserne, Böblingen, Germany Start date : Immediately Job-Type : Part Time SUMMARY The US Army Garrison Stuttgart Housing Services Office provides housing and referral services to military personnel and their families. The Housing Services Office acquires new property listings, provides house-hunting support, housing inspections (including documentation, meter readings, oral translations, and mediation between tenant and landlord), prepares and submits reports, maintains searchable housing databases, and transports customers to view available properties. The Housing Services Office services are performed within the USAG Stuttgart geographical area and within a 60 km radius of each Kelley Barracks, Panzer Kaserne, Patch Barracks, and Robinson Barracks locations. The Administrative Assistant supports the Housing Services Office clients in person, on the phone, and via email. You are responsible for welcoming scheduled and walk-in clients register in the Government data system and completing required housing forms. The Housing Office Inspector supports the move-in through move-out housing property rental inspection services. QUALIFICATIONS Good working knowledge of spoken and written English and German. Valid driving license. Able to use Microsoft Office applications : Word, Excel, PowerPoint, and Outlook. Able to favorably pass a background check. Highly desirable to be knowledgeable of or familiar with real estate business practices and leasing of housing units in Germany. Highly desirable to have training and experience with problem resolution, conflict management, and laws pertaining to German real estate practices. JOB DESCRIPTION INCLUDES, BUT IS NOT LIMITED TO : Provide Move-In, Pre-Out Check, and Final Move-Out- Inspection assistance including room measurements and photos of the property. Provide transportation to unit viewings. Contact and set up appointments with landlords on behalf of the customer for viewings. Act as an intermediary between customers and landlords in the office and at property inspections. Incorporate the use of social media to feature available listings (such as Facebook, Twitter) Maintain accurate and up-to-date listings in the Government provided housing web portal. Inspect and determine if Government-furnished equipment (e.g. washer, dryer, stove, refrigerator, dishwasher) is required and will fit in the unit and if appropriate hook-ups are in place. Take quality digital photographs of the interior and exterior of all potential listings. Interior pictures should provide customers with an overview of the entire house / apartment including the living room, kitchen, bedrooms, bathrooms, basement, and outside front and back yard. Draft the Condition Report, with findings, take photos necessary for supporting documentation, and any visible damages including the size of damage to be used at the out-check inspection. Document any disputes between the property owner (landlord) and the customer regarding any damage claims or claims for unpaid rent and return of security deposit and report. Complete Inventory and Physical Condition Report, including utility meter numbers and current readings. Perform pre-termination inspections when requested. Take final meter readings. Submit timely and accurate reports. Use the Government database system for all housing listing entries, housing office visits, and appointment logs. For more information, go to our website .
