DIO - Area Manager Germany & Norway
Job summary
This post is within Defence Infrastructure Organisation (DIO) Regional Delivery Overseas & Training Overseas Delivery team and is based in Germany.
The DIO Area Manager post is responsible to the Overseas Delivery Assistant Head G6, for the delivery of all Hard and Soft Facilities and Service Family Accommodation (SFA) & Single Living Accommodation (SLA) Management services across Germany and Norway on behalf of Army customers within British Forces Germany.
This is an exciting and challenging post, in a unique setting within the MOD and offers the opportunity for the Area Manager to deliver high profile outputs within a complex, busy overseas estate, representing DIO at 1* customer level, supporting command capability through the delivery of contracted outputs and funded works programmes.
The post has direct line management responsibilities and will be expected to lead the DIO team compromising of Military, Civilians and Locally Employed Civilian staff.
Working in collaboration with our industry Service Partners to deliver continuous improvement and excellence in Service Delivery.
This position is advertised at 37 hours per week. Tour length is 3 Years.
Job description
The post has direct line management responsibilities for 5 x HEO posts and will be required to provide reporting officer function for Military staffs.
Responsibilities :
- Lead the DIO team compromising of Military, Civilians and Locally Employed Civilian staff.
- Represent DIO at the senior customer level, supporting command capability through the delivery of contracted outputs and funded works
programmes.
- Working in collaboration with our industry Service Partners to deliver continuous improvement and excellence in Service Delivery.
- Responsible for Overseas Prime Contract.
- Lead and manage the estate Maintain and Sustain planning : Provide Monthly reports against delivery and updated forecasts,
including risks and maintaining financial and commercial probity.
- Delivery of delegated budgets to ensure projected consumption in year is achieved maintaining financial and commercial probity.
- Drive continuous improvement to ensure compliance of the estate with all Statutory, Mandatory and Health & Safety requirements for current and future Overseas contracts and standards delivered across a diverse overseas estate.
- Provision of advice and support to the customer on all estate matters, including future plans and strategies. Supporting visits
including senior staffs and up to ministerial level.
- Collaboration and Host Nation Engagement
- Continue to monitor and provide assurance against assets on the Estate.

Person specification
This is a fast paced and demanding post. The ideal candidate for the role of Germany and Norway Area Manager will possess the following qualifications, skills, and attributes :
- Proven experience in facilities management in a leadership role, overseeing the maintenance and operation of a large-scale training centre or similar facilities.
- Experience managing a team of locally employed technical professionals and administrative support staff is essential.
- Strong leadership and management skills, with the ability to inspire, motivate, and develop a diverse team of professionals.
- Demonstrate experience in leading projects, delegating tasks, and fostering a culture of collaboration and accountability.
- Excellent project management skills, with the ability to plan, organise, and execute construction, renovation, and improvement projects from conception to completion.
- Experience in budgeting, scheduling, and resource allocation for capital projects.
- Good communication and interpersonal skills, with the ability to effectively engage and collaborate with internal stakeholders, external contractors, and regulatory authorities.
- Strong written and verbal communication skills are essential.
- Strong analytical and problem-solving abilities, with the capacity to identify issues, evaluate options, and implement practical solutions in a timely manner.
- Demonstrated ability to prioritise tasks, manage competing priorities, and adapt to changing circumstances in a dynamic environment.
- Previous experience of working with the British Army is desirable, but not essential.
- An ability to effectively communicate in German is highly desirable.
- It is expected that the successful candidate will hold or is working towards a professional property or technical qualification.
