For our location in Essen we are seeking a highly skilled and experienced Facilities Team Manager to join our team. In this role you will be responsible for the development and implementation of comprehensive maintenance strategies, including preventive, predictive, and ad hoc maintenance programs.
Key Responsibilities :
- Develop and maintain detailed preventive maintenance schedules for various systems and equipment.
- Implement predictive maintenance protocols, including regular equipment condition monitoring, vibration analysis, thermal imaging inspections, oil analysis, and energy consumption monitoring.
- Manage ad hoc maintenance requirements, including emergency repairs, unexpected equipment failures, user-reported issues, and seasonal maintenance needs.
- Oversee daily facility operations and maintenance activities, coordinating and supervising maintenance staff, cleaning personnel, and contractors.
- Develop and maintain equipment lifecycle replacement plans and standard operating procedures for all maintenance activities.
- Develop maintenance budgets, manage spare parts inventory and maintenance supply chain, and track maintenance-related expenses.
- Integrate maintenance considerations into new project planning and development, evaluating and recommending equipment upgrades based on maintenance history and performance data.
Required Qualifications :
- Strong technical knowledge of building systems and equipment maintenance.
- Experience with Computerized Maintenance Management Systems (CMMS).
- Understanding of predictive maintenance technologies and methodologies.
- Knowledge of maintenance best practices and industry standards.
- Familiarity with building codes and maintenance regulations.
Skills & Competencies :
- Excellent communication skills in both English and German (min. C1)
- Technical troubleshooting and problem-solving abilities.
- Experience with maintenance planning and scheduling.
- Knowledge of equipment lifecycle management.
- Ability to read and interpret technical documentation and drawings.
- Understanding of mechanical, electrical, and plumbing systems.
- Skill in analyzing maintenance data and metrics.
- Experience with reliability-centered maintenance practices.
Physical Requirements :
- Ability to perform visual inspections in various environmental conditions.
- Capability to access mechanical rooms, rooftops, and confined spaces.
- Must be able to use various testing and inspection equipment.
Tools & Technology :
- Proficiency in Computerized Maintenance Management Systems (CMMS).
- Experience with predictive maintenance tools and technologies.
- Knowledge of building automation systems.
- Familiarity with maintenance planning and scheduling software.
- Understanding of energy management systems.
