Commercial Project Manager (International Construction Projects)
Position : Commercial Project Manager International Construction Projects
Location : Hamburg, Germany
Reports to : Head of Project Execution
Job Summary
We are seeking an experienced and detail-oriented Commercial Project Manager to support the development and execution of our international hospital construction projects based on our unique and scalable modular concept.
The successful candidate will be responsible for the financial, contractual and administrative aspects of these projects, ensuring they are completed on time, within budget and in compliance with all regulatory requirements and contractual obligations.
Key Responsibilities
Cost Calculation and Controlling :
- Work with the international project managers to develop and maintain detailed project cost estimates.
- Monitor project budgets and expenditures and guide international project managers.
- Identify any cost variances and address them promptly with the project managers on site.
- Monitor potential financial risks and develop mitigation strategies.
- Prepare regular financial reports for stakeholders.
Financing :
- Oversee project financing and funding requirements.
- Manage relationships with financial institutions and related parties.
- Ensure timely disbursement of funds and manage cash flow.
- Manage project securities and guarantees, ensuring all requirements are met.
- Coordinate with other teams to secure necessary documentation.
Contract Management :
- Draft, review, and negotiate project contracts.
- Ensure compliance with all contractual obligations.
- Manage contract amendments and variations.
Legal Support :
- Contact person for legal and contractual matters; gain legal advice if necessary.
- Ensure compliance with international laws and regulations.
- Manage any legal disputes or issues that arise.
Time Schedule Monitoring :
- Oversee and monitor the project schedules.
- Ensure all project milestones are met in a timely manner.
- Coordinate with international teams to address any delays or issues.
Support Preparation of Offers :
- Support the project origination team and review project proposals from the commercial point of view.
- Ensure all offers are profitable but still competitive and align with company objectives.
Qualifications
- Master or Bachelor’s degree in Business Engineering, Business Administration or Microeconomics or the equivalent with a good understanding of technology.
- Minimum of 7 years of experience in project management in the construction industry with international exposure.
- Strong knowledge of financial management, cost calculations and controlling and project management principles.
- Experience with contract management.
- Strong communication and negotiation skills.
- Ability to work effectively in a fast-paced, international environment.
- Strong analytical and problem-solving abilities.
- Experience in preparing detailed financial reports and presentations for senior management.
- Fluency in English; additional language skills are a plus.
